The Scheme

The scheme has been carefully conceived to create a distinctive and attractive neighbourhood that integrates successfully with the existing character of the area.

Through a considered approach to layout, scale, materials and landscaping, the scheme aims to provide a sensitively designed contemporary development that enhances the local environment while meeting the need for new homes.

The Proposal

The proposed development comprises 46 one, two, three and four bedroom residential units with 28 car parking spaces, cycle parking, bin stores and landscaping on land to the south of Tynemouth Station, whilst to the north of Tynemouth Station, a car park is to be constructed.

The proposed housing provides a wide range of property types which will appeal to a broad range of purchasers, providing the opportunity for a mixed and balanced new community, living in the heart of Tynemouth.

The proposed development provides a mews style environment, where the proximity of houses to each other helps to create character and density. The buildings are close together and are positioned at slight angles to each other to create more open views out of properties. Small pockets of green space are positioned to the centre of each overlooked area. Material variation is limited, which helps to create a calmer feeling to the spaces and draws more attention to the building forms.

Concept Diagrams

Concept 1

A new one way route from Tynemouth Road towards the station building enables access for fire vehicles, bin lorries and residents.

The route will be a home zone at 20mph with a mixture of shared surfaces and stepped curbs.
